Gardai in Waterford City are investigating a suspicious fire which happened overnight.
Emergency services were alerted to The Sycamores, Dunmore Road at around 1 o'clock this morning.
All occupants were evacuated and the fire extinguished.
A man, woman and young child were in the apartment at the time however all escaped uninjured.

The scene has been preserved for a technical examination.
Gardai are appealing for anyone who witnessed suspicious activity in the area this morning or over the past few days to contact them on 051 305300.
